Loan Against Property (LAP) can be availed by offering Residential / Commercial / Plot / Industrial Property as collateral to the Bank/ financial institution, However the final decision of accepting the said property as collateral is after considering all the parameters as mentioned in the product policy.
 
Type of customer: Salaried / Self Employed / NRI’s / PIO’s / Pvt Ltd Co’s / closely held Public ltd Co’s
 
Property Ownership:
  • Individuals, individually or jointly
  • Partnerships firms (all partners as co-applicants)
  • Proprietorship/proprietor
  • Pvt. Ltd. Co. subject to product head approval (all directors as co-applicants to the loan (Registered Mortgage Compulsory).
  • All owners have to be applicants to the loan
  • All applicants need not be owners of the property.

Product details

Loan against Residential / Commercial Property

  • Customer can avail a loan against residential / commercial property; the maximum funding is up-to 70% of value of property as assessed by the panel valuer of bank.
  • Funding % will differ based on usage of property / No of Units etc..
  • Loan will be disbursed to our Customer.
  • Few Banks offer Combination of LAP and Over Draft.

Lease Rental Discounting: (LRD)

  • Customer can avail a loan, discounting the rent received from commercial property, maximum funding is up-to 60% - 70% of value of property as assessed by the panel valuer of bank.
  • Funding % will differ based on usage of property / No of Units etc.
  • Profile of Lessee and Lease tenure will be the deciding factor of loan amount.
  • Loan will be disbursed to our Customer.

Loan Against Plot

  • Customer can avail a loan against Plot; the maximum funding is up-to 40% of value of property as assessed by the panel valuer of bank.
  • Plot needs to be in municipal limits as mentioned in the product policy.
  • Very Few Banks/NBFC’s offer Loans against plots.

Loan Against Industrial Property

  • Customer can avail a loan against Industrial Property; the maximum funding is up-to 40% - 50% of value of property as assessed by the panel valuer of bank.
  • Property needs to be in limits as mentioned in the product policy.
  • Property to have RCC Structure.
  • Few Banks offer Loans against Industrial Units.
  • ** Multiple Properties can be given as collateral to arrive at maximum loan amount.
